Perth Amboy's $200M Waterfront Revitalization Starts with Sea Gate
A major revitalization project brings new development and revenue opportunities to Perth Amboy's waterfront.
What was once an underused brownfield site will soon be Sea Gate—a $200 million redevelopment bringing new energy (and revenue) to the community with homes, retail, and public spaces along the Arthur Kill.
Here’s what’s coming:
- 602 market-rate rental units
- Waterfront restaurants and retail
- A tree-lined esplanade, playground, dog park and public plazas
- Improved transit access, with potential plans for a Manhattan-bound ferry
Right now, the site generates just $113,000 annually. Under the new agreement, the redeveloper will contribute $1.2 million annually through a long-term PILOT (Payment in Lieu of Taxes) program—bringing stable, predictable revenue to the city for years to come.
MS&B’s William W. Northgrave, William Opel, and Jessica Almeida structured the complex financing framework to make redevelopment possible. Their work negotiating the PILOT agreement and securing private investment was instrumental in bringing this project to life.
With the construction of Sea Gate on the horizon, Perth Amboy can look forward to a thriving waterfront.
